Description: With 105 market-rate units, 598 S. First Street in the SoFA (South First Area) neighborhood will be our FIRST GreenTRIP Platinum Certified project in San Jose. Our evaluation demonstrates that this project will meet GreenTRIP standards for:
1) right-sized parking at 0.75 spaces per unit;
2) low traffic generation because of its location in a walkable area close to Downtown and convenient access to to neighborhood services;
3) the inclusion of traffic reduction strategies to encourage residents to get around by walking, biking, transit, and carshare.
The developer, the Core Companies, is based in San Jose and will go above and beyond our standard requirements. Residents of 598 S. First Street will have access to two free VTA ECOPasses per unit for 40 years, two free Zipcar carshare mememberships per unit for 40 years, and the separation of parking costs from rent for all parking spaces. To qualify for our Platinum level of Certification, the developer committed to the above traffic reduction strategies and have opted to provide one free Bay Area BikeShare membership per unit for 40 years, one shared cargo bike in secured common area, and marketing/outreach to residents about transportation choices.
